However, I am in constant communication with banks and in this environment I more often hear banks take the position of we want to see a depository relationship of XYZ percent of the loan amount in order for us to lend you real estate funds rather than take the position of offering better terms than other borrowers because of your depository relationship.  

For example how we communicate and that we want to know about any issues with the house.

They apparently do not have time to verify permits (under what criteria units were added or that the work was even done with a permit).To the OP, I fear your property will consistently appraise low when obtaining HELOC or refinancing and that a re-appraisal will not reflect what you are seeing of homes being appraised with an agreed upon negotiated selling price.I am not saying this is the way it should work. 

Even with good communications between first and second .. first many times just wont answer ..

Only person still communicating with me is the original agent.

Become great at systems and processes because that is really the only thing that makes investing work consistently.  

Their credit wasn’t great, but they gave me the backstory and they were very communicative.

Do you have enough time in these that you can show consistent trends in expenses and vacancy rates? 

But this is the property that needs the most attention as far as making little price adjustments, top notch guest communications, great team on the ground, etc.Adding a theme to one or more rooms is a must.

Maybe they communicate differently but have good intentions.
