If you go to home depot and spend $500 on materials, but don't have the receipt, how would the IRS know you did not purchase a new grill or patio furniture for yourself.

I considered a spiral staircase but from what I’ve read on here tenants hate them , partially due to the difficulty of moving furniture up them.

And to top it off:Very little furniture, lots of dump runs, sometime the grass and landscape get neglected for a couple weeks, always sweeping and vacuuming up dust, painters tape stuck to your clothes, joint compound imbedded into your jeans, tools scattered around the house, half a wall is opened, trim isn't done....

Baseboard has its disadvantages too because you have to run that radiator basically along the base of the whole wall which moves the furniture out a few inches.

I confronted the tenant about the men and she stated that one of them was a new boyfriend but only coming by occasionally to help with furniture construction and picture hanging. 

The deal was fairly unique as we ended up getting it substantially under market price mainly because we agreed to coordinate the sale of the elderly seller's furniture.
