There are underlayments which can help absorb sound as well. 

I would recommend partnering with a more experienced flipper and doing whatever you can to add value while you be a sponge and absorb as much as you can.

We have been submitting offers like crazy and once accepted before the LLC is done, can the property be absorbed into that if acquired prior to starting the LLC?  

Do we really still have that much of a demographic left that can continue to absorb high-end inventory?

There is a lot of information on here to absorb,  and any questions you come up with along the way are often answered quickly and professionally on the forums.  

My risk is spread out, cash flow seems easier, and I can absorb vacancies.
