I recently graduated college and started my career as a mechanical engineer and have recently decided that while I love my job I don't want to work for the rest of my life, and real estate investing makes the most sense to me in order to gain financial freedom before I turn 60.I have been reading a ton of real estate books and discovered the bigger pockets book on rental property investing which gave me a great introduction to all the topics and possibilities in real estate.

The professional who knows who they're doing for $100/hour or Bubba down the road who does it in his spare time for $15/hour, carries no liability insurance, and will not be there to make things right when your engine blows up?

I’ve already spoke to an engineer that said i can do just one septic system for both units, so i have that figured that out.

Even a site where you could look up sold multis with prices and then I could reverse engineer. 

If you do not have any experience in development and understand the approval processes, architecture, engineering and construction costs, forget this alternative. 

if you are a beginning rehabber, this is a deal i would avoid, (unless you have experiences in other related areas or have researched this extensively or have asked experts i.e. structural engineers for their input), as 1) you don't know the prices your contractors would charge2) the estimated rehab costs are lumped under general categories (i.e. concrete, plumbing, electrical), but do you know which specifically/exactly you need to fix?

I am about to rip a roof off in EAV  (Atlanta, Georgia) and might need some engineering and architecture help.
