I have read a lot of posts on Residential Assisted Living, that I am considering getting involved in, and seems like many of the posts make reference to RAL Academy and noted that there is an online version and in person version . . . wondering if any of you have taken either and if you would recommend one over the other and why.

If you go RBTR, here are a few key criteria I've seen to assure comfort of living and lower vacancy / turnover:- at least 400sqft per tenant and no more than 2 tenants to 1 full bath -excess parking where folks aren't blocking each other in and you're not getting complaints from your neighbors about overtaking the street parking.

if its a rebrand of do hard money look at old threads on BP.. these guys while not a scam many that posted on BP lost their 2300.00 because no deals were ever good enough and so they gave up and lost the deposit.. back a few years ago it was 3k.. great bizz model make 3k and and dont fund anything or very few according to others that posted.

The Agreement should have a clause that buyer can cancel without penalty and with full refund of the security deposit if the signed letters are not returned to it by a certain deadline, or if subsequent tenant notifications materially change the economics of the deal.
