Getting an appraiser out there in the property is always best while the property is vacant. 

Right now there is a lot of inventory of people that bought at the height and didn't know how to operate or just bought wrong that are looking to get out.

Or the always popular, “My tenant moved out and stole my washer, dryer, water heater and light fixtures!!!”
