Do things right now and you could be a succesful investor by the ancient age of 30.

If so, this is antiquated methodology and lenders rarely look at "ability to generate debt" anymore and focus only on your income's ability to sustain your monthly payments.

Ancient, oversimplified and definitely out of compliance, but the approach to yields and negotiation might be useful.
