***I live in the area*** There is alot of money, people, and 'trendy' buisnesses north of the wall now.

My personal favorites are Albany Park (getting crazy appreciation as the area goes from low income to trendy rich millenials moving in), McKinley Park/Bridgeport/Brighton Park these are nice options if lower budget or cashflow is main goal.

It is trendy to hate corporations, but the majority of the equity in these companies is owned by individuals, retirement funds, government pensions, mutual funds, insurance companies, etc.

Spend the extra money to make the interior trendy or unique for photos and listings to stand out.

There will be parks, sidewalks, trendy shops (kind of).

Its quite the trendy spot in the area around the stadium. 

Like most areas it varies town to town but there are many trendy areas that are on the rise as people look to branch out from the city and have a little bit of space for themselves.
