Unlike realtors, wholesalers do not rely on commissions but rather on the difference between the purchase and sale prices of the properties they deal with.This difference in earning structures creates a fundamental misalignment of interests between realtors and wholesalers.

Are you talking an airbnb type of rental, or are you talking about housing people- such as forever renters- who may have a job, or may be relying on governmental help for all they have?

Alltec also rely on actually computer in office to run (you leave the computer on 24/7) and not cloud/internet based, so you have certain issue if say office loses power or the tedeous Windows 10 automatic update (whatever scenario that shuts down computer after office hour)....

We rely on classes and our entities have anywhere from a few dozen to hundreds of classes. 

The appraised value of the land will be the key factor, but does seem like you will likely need to contribute some more cash than merely relying on the land. 

It's a great relationship that might translate well to STRs. 

I commend their effort for getting up and taking action, but many don't do the necessary homework and instead rely on YouTube gurus.Occasionally, you can find great deals from a wholesaler, but be prepared to spend a lot of time sifting through subpar offers to uncover the gems.

And lastly, it is one of the few remaining markets that you can get a 'steal' for a property.....all I recommend is that you rely on your 'boots on the ground' to point you in the right area codes.  5/30/24 Update:  I have been patiently waiting until our court date to reply to this post.
