A rental investment or a tiny home could/would do well if my finances were available for that type of funding.

You can't make those relationships by hoarding your tiny bit of knowledge.

One of my dreams with real estate (after I have more deals to cover the costs) would be to do something along the lines of buy some land, put up a bunch of tiny homes, and rent out at/below cost to help people like homeless veterans get back on their feet. 

Multifamily housing exists in very tiny amounts in our area so it is a very competitive area of the market, even compared to our generally competitive market.  

Not even a tiny bit of corner is pulling up and it's been over 3 years now.

I just found a lot around the corner from my house for sale for 60k has a travel trailer on it and they framed around it to look like a little tiny house you would find in mexico.

I'd like to think things will end up being better - less maintenance fees and less vacancy, but I'm trying to consider a reasonable worst case baring something like sewer problems.The town has a medical school, and students have a hard time finding places to rent - there's a crappy set of apartments near the school that rents a tiny 3BR for $800.  

I have bought and sold my own properties and about 5 years ago, my wife became licensed so I have had the luxury of both abilities.On a $5000 commission, I can easily see a fsbo seller losing a $2k-$5k negotiation and there lies the risk.To the original poster, herevare my thoughts for your specific situation, get the best agent you can, sell it as fast as you can, break even orvtake a tiny loss and consider this thevprice o your real world re nvesting education!
