My lease states the tenant is responsible for "ordinary" pest control which would include a fly, sugar ants, spiders, the occasional snake or mouse, and even a squirrel that manages to get into the attic space.

Plaster isn't the end of the world to deal with if the walls are hollow, they can snake wires.Also be aware that someone may write a policy and cancel it later.

Now granted I buy major fixers and hoarders so value is much more subjective.I just bought one in Lake oswego last fall for well under market .. the house was such an extreme hoarder house that animal control had been there 18 dead cats.. one big snake.. and get this we are at 180,000 thousand pounds have gone to the dump and i drove by today and two more dumpsters are filled up.. and we have not demo'd the house yet.. probably 220 to 240k lbs of crap...
