Will it put you into the slow start of school season? 

I'll continue to do some contract work (from home) that pays around $1k per month, will substitute teach at my kids' school, maybe pick up a bartending shift here and there because it's fun and nostalgic (waited tables and bartended my way through college and the first 2 years that I started my business), and will chase curiosity to find my next low stakes venture - hopefully something that I can start with my daughters - who are 7 and 10.

I decided to go back to school and retool.

However, it was not until I graduated from Tax School that I truly understood the power of whole life insurance.

Look for places with lots of people wanting to rent, areas growing fast, and schools that are top-notch.

The house is a 4 bed/2 bath in a B neighborhood, conveniently located, zoned to decent schools. 

This particular investor used to be my middle school English teacher, and wanted to do a deal that would pay him every month so that he knew he and his family would be taken care of even if something were to happen to him.

@Brett Deas,there are several factors here:First, if your investor base is used to specific assets, where they have full(ish) visibility of the asset, convincing them to invest in a blind pool fund is hard.Second, it looks like you graduated high school a couple years ago, so presumably your track record is only 2 yrs old.  

Regardless of my schooling I'm glad this forum got your attention and i had a chance to shoot it with you.

Also, one of the universities is adding a medical school to one of the hospitals here, it is due to open next spring if I am not mistaken.
