Aggressively buying multiple properties can lead to faster cash flow but limits flexibility.

Tell your parents you want to learn the value of money and a good way to do that is to get a job.College/university (they aren't the same) can be valuable if you go for the right reasons-go to learn something you want that will lead to a job afterwards...and yes tuition at some places is insane. 

And 2) Filling bedrooms faster, we have a good lead source but its at the rate of 4 tenants a month. 1 home a month just isn't quick enough for me!  

In fact most new BRRRR investors prioritize whether they can receive 100% of their capital back through a refinance over all other deal metrics and being laser focused on that particular objective often leads to investing in the lowest tier neighborhood where it is easier to complete the BRRRR process.

Hey Lamar, great to meet you, I have recently ( last 2 years ) been working to break into the same industry, with some success. my advice, talk to sellers. you have a few choices when it comes to how you receive leads, you can do outbound, thats calling.

This can lead to a bad taste in Realtors and Seller's mouth.   

I've listed on TenantCloud and am managing leads on there.

Be prepared to use initial capital to get in contact with leads and market.
