I totally agree, big investors can go nationwide, but knowing the ins and outs of your local market makes all the difference.

Depending on where exactly the property is located they may have some different rules/laws in place.

Unlike the Bay Area, at least from my experience in Sacramento, i don't think the difference in down-payment from a duplex and tri-plex is that significant.

This is an example of private lending which is different than the IRA owning real estate and does not trigger UDFI/UBIT tax.

Would real estate prices in certain regions rise rapidly due to demand from both local and international buyers?
