The way I heard it explained is that you take over the existing mortgage and then you can either rent it or transfer the mortgage to someone for free but the videos I’ve watched never say anything about giving the seller anything other than money down to lock it up.

Most Section-8 friendly rentals get rented quicker than non..and it's just a little extra paper work for you, plus the random inspections..which scrutinise the tenant more than the landlord in my opinion..

You might be able to get some random Edison technician to say, "Well, I guess it would be okay," after eyeballing it, but that's no guarantee that after you buy the property, Edison or Long Beach or someone comes along and says you can't.
