In this way (and again this is just my opinion), it seems to me that wholesaling is itself the real rat race (since it is highly likely that I will be dedicating my life to the pursuit of something where I am very unlikely to succeed). 

Then I can fork over the cash to title/escrow, pay off the loan holder (no mortgage will be done on my end) in exchange for title in my name and no pursuit of foreclosure for previous owner, and then I give previous owner say $5-10K relocation if I choose and 14 days to move out via a C4K form (is there such a document for them to sign?). 

Thats neat that you work as a mortgage loan originator, I bet you know a lot on the subject, which can hopefully assist you with own personal pursuits. 

My husband and I are just getting started in our real estate investing pursuits.

We are wondering if there's any course of action for us that could salvage our pursuit of this property with our reduced ability to make an up front payment.

We refinanced $160K out of it last year to fund a BRRRR up in Fort Worth and to fund our MF pursuits in out of state markets.

I did look into splitting the parcel a while back and according to the county it would take multiple levels of approval including a panel and would be a minimum of 7 months with no guarantee so I stopped that pursuit.

So owning a townhouse vs a "townhouse style" condo, will make your life way easier in this pursuit. 

Now my entire lifestyle has shifted in pursuit of financial freedom through real estate.
