@Pat Regan, Perfectly fine. 

That's certainly not a perfect way to prevent abuse, it would just make it harder for those people who want to flood the system.

Eventually, it will be worth it to ditch it and do more of what you love, but for now your plan is perfect.

There are even members that will respond here that have ulterior motives, so you shouldn't trust them.Go through the content available here on BP and then start looking for a Property Management Company you can build a relationship with - but, still verify & validate what they do as no one is perfect and even an honest mistake can cost thousands.Some agents may post here to start with them, but 95%+ of agents don't know how to properly identify a rental property to buy.

It's perfectly understandable you wouldn't know the licensing requirements - especially in the context of coming out of an unlicensed shop. 

In a rental you are not looking for perfection anyways...

HMM never heard of that regarding criminals  https://calcivilrights.ca.gov/wp-content/uploads/sites/32/20...Using CA as an example:- not allowed to place a blanket ban based on criminal record- are not allowed to access certain forms of criminal records (arrests, post-trial diversions, sealed expunged records)- you are technically allowed to access conviction data and use it, but your interpretation of that data must comport perfectly with how CA wants you to interpret it (must have direct bearing, must have been recent enough etc)- even if you follow all of this perfectly, accessing the criminal records must not "have a discriminatory effect" so if certain special people are impacted you are still looking at liability.As a result of this legal minefield many just decide to forget looking at criminal or to find some other criteria.
