G'Day Hughston,The best advice I could give would be to not invest out of state unless you buy turnkey.But that's just me being biased.The second best advice I can give is to focus more on the people that you will be working with over the stats/demographics of a specific area.I'm sure that this has been covered many times in the various BP books but to this day it rings true.You will heavily have to rely on the folks on the ground.They will either make or brake your investment so choose them wisely.If you buy the best house, on the best street, in the best area with the best capital growth projections.But your property manager is incompetent or a cheat.You will loose money.So, team first, area second.Much success

Is there a financial vehicle where I can park that money and only pay taxes when I make withdrawals? 

We have owned STRs in the Carolina Beach and Wilmington region for several years, but now we are looking for new opportunities and to expand our portfolio, either in STR, motels, RV parks, or some other area of hospitality.

While I’m sure MH Parks have there place - the homes themselves are viewed more as depreciating assets by lenders - more like cars, and less like real estate.  

They have poor parking setups, smaller units, generally need a lot more TLC etc.

Over the last several years casinos have went up, Ford Field (Lions) and Comerica Park (Tigers) were erected and people who loved the city began brainstorming how to revive it.More recently, Little Ceaser's Arena (new home of Pistons and Red Wings) construction started and is due to open Sept this year.

I have ample room on my property to do a couple of RV parking spots, already have hook-ups for one already.

While exclusions often come in to play at lease-up, co-tenancy can quickly send a property into a spiral.And last for this list: PARKING.
