I'm not an attorney, so take my advice with a grain of salt: a broker who works with investors of all walks of life, big and small, I've noticed most form an LLC once they have two properties or more.Many will form one if they just have one, but if you're talking about house hacking, keep in mind, conventional lenders don't allow entity closings and they are the only lenders that'll allow you to live on the property.DSCR/hard money lenders allow you to close in an entity, but you can't live on the property.

Was looking at projections today based on rate cut cycles and chances are we could see rates drop into the high 4's/low 5's in the next couple of years on average (that's based on previous cycles and a decreasing spread between the 10yr and mortgage rates).

So, I ended up increasing there rent from 950 to 1100... contract signed, took effect 10/1 .. section 8 already paid a portion of it $1050, she owes remaing $50... anyway.. after they signed the contract a week later they sent me an email giving 60 day notice and are planning on moving out 12/1 ughhh
