I have some (but not a ton) of experience renting and selling properties and would like to know if something is flawed in my logic.

Does the explanation seem logical?

It just doesn't seem logical to depreciate a $600 hot water tank over 27.5 years when it will likely last 5 years.

See any glaring holes in my logic or projections?

I would be very interested in everyone's thoughts on if this is a logical starting point for a new investor interested in buy and hold investing?

I think their logic is that once that stuff starts to go, more problems will follow.And based on what I've seen, I'd agree.

If it froze above your unit and you did not have the heat on, then it seems pretty logical to me that you were the cause of that.

Doesn't make it any less legal, however :PBy that logic, you would almost want to work MORE with a licensed wholesaler since he/she would have to tread lightly.Moreover, once could argue that there are more experienced unlicensed wholesalers than licensed ones, and it's experience that you fear (fear of getting taken advantage of) when you hear "licensed."
