The biggest thing was to be exposed to a number of high intellect people in a learning-focused environment (and no crippling student debt for which I am very grateful). 

Meaning we don't compete against each other directly, so there is no real market force that would make them act differently due to some competition environment. 

The loan terms as you describe them are mostly likely the result of an aggressive small bank, and the previous low interest rate environment.

There's enough different folks on this forum operating in different markets that you might get some valuable input.I think one of the biggest things is, does the macro environment signal growth?

Even if my tenant is late with the rent, I still check in on them and make sure they are well and the house is in good condition, and a clean environment for them to raise their children there.

You can buy a property and take over the financing and then sell it for more using what is called a "Wrap" in some parts of the country or "all inclusive deed of trust" in some areas and "owner financing" in other parts of the country.
