Midterm rentals often offer higher returns than long-term rentals, but you'll also have to manage more frequent turnovers and potential vacancies.

Even the slumlord guy does the tenant screening and higher level stuff himself. 

Perhaps slightly higher from an alternative lender but definitely not from a credit union and expect much higher fees.

That’ll create higher chances of your project finishing ahead of time and create better alignment with you and your general contractor.

Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

If you can qualify for a Full Doc income loan and do not need DSCR I would suggest trying to get a traditonal approval to avoid the higher rates. 

The overall inventory is higher due to the season.

But we also have some great wins that returns are substantially higher than whats being talked about here but I would never publicize them as folks first would not believe it and second think it was not legal or something.
