One of the biggest mistakes I have seen less experienced investors do when choosing their first one or two flips is thinking they can save a lot of money by doing a lot of the repair or upgrading working on their own compared with paying a licensed contractor to do the work and mainly because a person doing the work themselves are not as experienced at doing good quality work and frequently will take a lot, a lot, a lot longer to get the work done and if you are financing your deal they you will end up paying a lot more in finance interest and still maybe end up with marginal instead of good quality work and you are only delaying the date for flipping , reselling, or being able to get a property rented.

Our family is not going to permanently going to relocate here, but we will need to frequent the area enough that it's beginning to make sense to purchase a 2nd home.  

I use these frequently and see sellers very open to them as opposed to a full inspection contingency. 

But it syncs with all of my credit cards and all of my bank accounts and Auto categorizes my expense and income items.During setup It pulled my property tax information automatically along with all my property characteristics, square feet the number of bd/ba all automatically.

Having a good lawn person is also helpful as they can help keep an eye on things as they are frequently on site.  

@Eudes De leon I looked their google briefly....it seems 3 resin and 1 comm’l is fine, but....there is a little more to it,  not laid out in straight black and white.It has to be in a predominantly residential use area, the commercial component doesn’t “over power” the residential use/characteristics, etc...as @Chris Mason says, the actual determination is made by the fha appraiser.

I suspect that this is not frequently done because you have a limited market of people who want a reduced allergen building.
