Since these are all positive cash flow properties we really want to exhaust all funding avenues before having to sell one or two of them.I appreciate your help in trying to provide some solutions.Thanks-Alisha

I want to get started investing in single homes BRRRR until I exhaust conventional loans and need to switch to hard money.

Honestly, I will probably end up passing on this but i was to exhaust all my options and at least take away as much as I can from this experience in regards to research and due diligence. thanks! 

Also if i go solo i will be exhausting almost if not all my reserve cash so if some thing come up in another rental or if something happen to my day time job, i would be screwed :(So i asked my gf if she have 18k to chime in, she said yes, I called up another buddy to see if he wants to chime in, he said yes.

But it's exhausting and depressing to see how many people don't even try to help themselves and want something for nothing.  

Exhaust fans in bathrooms help.

We do have good attic access.I am still spending ~$9k for the central air, condensing unit, ductwork, condensate drains, and two exhaust fans for the bathrooms.  

It's been my experience that chasing someone for a broken lease, is an expensive and time exhausting practice.

It's exhausting, frankly.
