You got some great advice from @Paul De Luca about adding an early termination clause.Plus I REALLY LOVE @Randall Alan approach of working with the tenant, not against them...at the end of the day, this good karma will come back around.

See, I don't do Sub2 BECAUSE I don't need to, and it's NOT the best transaction method in any transaction I've come across, because I know the other transaction methods and they have always presented more benefits at less risk. 

As it relates to your roof, windows, doors, hardwood or vinyl flooring you should expect a serious issue to present itself every 5 years. 

I'm looking at doing the same in Delaware.

However, today the note prices have gone up and the margins squeezed but I think it will present another opportunity in the next couple of years.
