Plenty of people did exactly what you're describing in 2006 only to see the value of both properties drop 30% in value and their occupancy and rents drop. 

It is hard to describe the huge source of encouragement that the BP community has been to me.

What you are describing is not uncommon but you usually negotiate these things on the front end; the buyer may be in the exact same situation, and thus cannot allow you to rent the house that they need to move into themselves. 

I appreciate what you're saying and I have recently invested in several syndications similar to what you're describing.

Doing what’s been described will not maintain the aging on the original invoice though.
