If they're just hoping to flip a house here and there or buy a single family home each year, I may not be the best fit, and I don't mind letting them know when that's the case.My long term plan is to grow my business by helping a small number of clients scale up, instead of trying to accumulate a lot of clients that do a deal or two each.

Don't feel comfortable risking what took me over 5 years to accumulate

With the likely recession and rapidly changing market, should I do everything possible to accumulate cash while I can, or just sit with what I have?

My wife and I have been slowly accumulating investment properties over the last 5 years and I’m hoping to scale it up this year.

Exterior: Check the outside of the building for any water accumulation, assure gutters connected properly, exterior lights are still functioning if motion activated, no graffiti/trash accumulation, etc. 

Long term plan to accumulate assets/income-producing property.  

Savvy real estate investors do this too - buy property when it falls through the floor, accumulate cash when prices are high. 

I've never known a private lender to provide an amortized loan, they are typically simple interest, with interest only payments made monthly, or accumulated to the end of the loan. 

If you run the math, you'll quickly realize that selling it and buying more lower priced rental properties with 30-year mortgage will result in better cash flow and probably accumulate equity faster.

I'd like to propose an equity stake in the deal to allow me to accumulate hours against my status as a real estate professional.
