Seems that if you had to deal with a vacancy in say Memphis it'd be pretty easy to absorb the hit while making Northern California money. 

But you are where you are and I don't think Reaz was totally off when he suggested you could stay with the loan you have if you could afford to absorb the negative cash flow and in 9 years the house is paid off.You responded saying that you could sustain the negative cash flow for another 9 years but that it didn't make sense to.

I would certainly join some local REIAs and just absorb.

In addition to replacing all fabric items, replace plastic items too that have become discolored or have absorbed the cigarette odor, such as outlet/switch covers, smoke/CO detectors, etc.A key factor is how long the unit has been affected by the cigarette odor and to what extent.

There is no reason to be absorbed in spread sheets, analysis or pro-forma statements that complicate a simple task,  accounting functions that yield little or no benefit are a waste of time, it can cost you more than the benefits.
