I'm closing on my first investment property this Friday in Lancaster, PA. 

Unfortunately they have already begun selling off some of the properties that are either in need of higher rehab costs and or not offering the cash flow they are looking for at this time.Last night I received a text message informing me that they had an investor scheduled to do a walk through on Friday morning as part of a five property portfolio.I immediately called and spoke to the current owner and he stated that he was expecting an offer of $175,000 to $180,000 and that he would except an offer from me if I could secure financing.

On Friday October 29th  I was talking to my property manager and she asked if I had phone numbers for the tenants. 

For the cars, tell him he has until Friday to remove.

My lawyer right away objected but until judge looked at in on Friday and denied her stay, we had to reschedule lockout for following thursday which is tomorrow the 4th of november. lockout scheduled for 10 am tomorow after not apying almost 2 years with balance of $70,000, and boom, right before closed tonite she runs in and requests a stay AGAIN!!!!!!!

Picking the right bank/lender is also important making sure its not a small broker or unknow lender who ight have credit line restrictions, Overlays, Not a direct lender or fully delegated.Keep in mind when shopping for a good rate/costs that rate quotes must follow Wall Street and that means rates are only available Monday-Friday from 10AM-5:30PMEST. 

But I bought a kindle on sale on Black Friday last year and I mostly download business, real estate, and self help books onto that at half the price of hard copy books.

All to often Mondays are a disaster after closings not going thru on Fridays.

And with headline inflation now at 6.8% as of Friday, while 30 yr mortgage rates are still hovering in the low 3s (at least for now), this is a very unique time to buy and lock in still near-record-low fixed cost of debt.
