I am thinking about getting rid of the bathtub and leaving just a shower to open up the space a bit, maybe add some storage and make it more visually appealing.

If I were in your shoes, I would roll over the 401k and Roth money to a self-directed 401k or IRA, which I would then invest in real estate.
