Not many because it doesn't conform to the 1% rule.Now... imagine you bought 10 of these properties with $1 Million Mortgages.Instead of making an average of $33,333 per year you are making $333,333 per year.Can you live with $333,333 per year in equity building up and breaking even on your cash flow?!

Paying down a mortgage is earning only the return you save in interest, maybe 4-5% at most.If you want to determine if paying down a rental income property is advantageous deduct $833 for every 100K in equity off of your monthly rent every month before any other deductions.

If I can make it work, it would save me a substantial amount of taxes.I would then plan on taking those funds (profit from the flip) and either (a) investing it in other self directed eligible assets (RE, LLC interests, etc.) or (b) transferring it back to a traditional brokerage firm and to simply invest it in equities.

He was honest with me and said he'd hate to see me go through the process only to get to underwriting part and have the lender deny me because of this.We then looked at options to refinance as an investment property but the rates were too high and overall not worth me refinancing (I currently have a 3.5% rate on a 15 yr fixed mortgage with 12 years left, and about 100k in equity on the property).So my question is, what are my options here?

I couldn't imagine a drop in equity of more than 50 percent.
