I'd say the biggest reason is to have an accountable person you can turn who has not only errors and omissions insurance but a network of brokers, other agents, lenders, and title companies who are there to help make the complexity much easier and save you time and money.

Posting notice that you are attempting to contact them (or at least sending certified mail) will at least show that you are making an effort if the tenant would later take you to court over unfulfilled repairs.

I'm similarly surprised to find that their written OneRate plan management agreement states: "For both Evictions and Other Suits, Owner shall be exclusively responsible for all attorney’s fees, vendor, service provider, expert, and court costs."
