The owner is elderly and wants to unload the property.

If you're willing to pay $62K/unit, I'd be tickled to unload mine.

However if you are purchasing windows from a business that either specializes in windows or construction such as a lumber yard (not HD) then they often times are aware of the local codes.

I did break down and was able to find a crew to help do the unloading and stacking in the warehouse.

.- Seller can unload a property potentially for more money, however, the place still needs to appraise, so, as the seller, you really can't "take advantage" of the buyer- Seller get's the "cash flow" from the property prior to option (makes a ROI monthly, which increases overall net profit.Ultimately, the lease option can be an extremely valuable tool to help both parties, and it is an excellent way to build a solid working relationship with someone.  

Depending on how long it takes to unload, it really isn't much of a deal.  

Thinking about lease option. Owe $194k. Worth about $160-180k. Was thinking about using Ron LeGrand's lease option forms. Any suggestions?
