I want to propose an owner finance deal but I need ideas for a win/win structure.

The county is the second fastest-growing in the U.S. and the fastest in North Carolina.The zoning for the project is already approved, and with our captive audience of potential tenants, I’m confident that all units will be leased upon completion.I’m seeking advice on how to best structure this debt with a private investor or investors in the short term until the property is fully rented and long-term financing is secured.

However, it adds complexity, costs, and doesn’t guarantee tax savings without proper structuring.

I was hoping to structure a deal that involves paying the seller every month and then a balloon payment in 5 years (when I can get an 80% LTV cash out refinance to put a mortgage on the property without having to put any money down because I'll have built up at least 20%).

All are personally owned with insurance, but no LLCs or other legal structure.

This can also make it easier to secure financing for the future multi-residential building, as you can structure it separately from the retail business.

Doing a deal like this makes sense to myself as an investor if I were to do it with 0% of my own money down and if it was structured and laid out for me.
