No pictures screams great opportunity to me!

I don't want to have to put so much down to get cash flow.I did pick up a single family in Everett last summer and got a screaming deal, as it was a friend who just wanted out of the loan, as he relocated and didn't want to be a landlord any more.

@Logan Erhardt, that seems extremely cheap for Cobble Hill, but if it's legit, and you can rent it out, that could be a screaming deal. 

Let's that scream platitudes from the fringes of the debate; let's talk realities.The problematic truth is that low earners don't have enough money to generate any savings.

Looking for best practices on how to handle a neighbor who is threatening to file a harassment complaint with city against a tenant who has 1) screamed, disciplined and said in appropriate things (i.e. name calling, criticized their upbringing, etc.) to elementary age children, and 2) screamed at teenager after being bit by teenager's dog was in renter's property.

My private banker said we don't need all of that, and based on what we have on you, we can go ahead.This bank just went with my DTI and said the loan can be processed that way.So, just as in your case, yelling  and screaming about taking on a $350k loan on a $1m property should be a no brainer will not get you the mortgage, any more than my yelling about my cash flow going up $2k/month with the refi falls on deaf ears.

Even at a 2200 total gross rents and a 150K price point (let's pretend you could get it that cheap) it still doesn't come in at a screaming deal.
