A nice touch is to provide some nice metal shower curtain hanging rings already installed on the rod and a nice translucent milky colored shower curtain that fits, brand new sitting on top of the toilet tank waiting for them when they move in- so they can take a shower and not have water go all over the floor for the first few days.

Ask the wholesaler how old the roof, water tank, ac unit and furnace are. 

Hello all,I have 2 triplexes in Pittsburgh and would love to find a plumber that's familiar with installing water submeters and can recommend effective submetering products.  

Is there power to the lot, is there public water or will you need to drill a well, if there is public water/sewer do you need to pay the tap fees, etc.

Unless they’re under water that’s a whole different thing, but it has to be pretty bad to pay at closing.

Sometimes the termite cards are on water heater or attic/crawl space access.

If Airbnb is an option for your spare bedroom then that's great, personally when I first started I didn't want to have to deal with the in and outs of people and also making my place aesthetic enough that it would rank well on Airbnb so I went straight to long term rentals but if you want to dip your toe in the water it could be a good option if shorter term tenants make you more comfortable. 

The water pan was about to overflow as the drain was clogged.

There's virtually no housing or commercial developments, but there's some pretty expensive houses there especially right on the water.

Mine was already separated so only had to worry about separating water.
