with my future investments, I would love to have at least a little bit of cash flow, but I'm fully expecting to pay property management to manage remotely, and more focused more on growth potential / equity, and then to use equity to keep expanding.

I think the key is to do these during slow or at least stable times and not during major market shifting factors like the interest rates increasing rapidly.

I don't mean to be skeptical but not sure what that advice is based on except, possibly expanding the time frame in which an owner can pay off a lien that could result in a foreclosure OR paying attorney fees until the foreclosure.
