I am looking at a mobile home park that appears to have been mismanaged and is now a short sale.

So I am looking to hear stories from folks that are new into the real estate market, who don't already have millions of dollars to invest to see what kind of plan they are implementing.I have considered building modular (not mobile) duplexes, because research says the cost to build per square foot is less than standard stick build. 

Most of the mobile home parks I came across only use liability insurance.

@Scott GarvinHey ScottJust looking at your sales price and knowing how much properties cost in Norther Utah and in Logan, I would guess that what you’re looking at is a mobile home.

We just purchased a mobile home park in NC and have acquired some tenants. 

What properties should I start with (i.e. mobile home parks, condos, duplex)?

For example, through my research I have found a resource where I can buy new mobile homes directly from the factory using a bank that will finance the deal for no money out of my pocket for a year.
