If you want to stay inside the perimeter, follow the beltline.

Cap rate wise any A or B neighborhoods inside the perimeter are 3-6% and people are still paying ridiculous prices for them.  

@Alex Hostetler Atlanta (or at least outside the perimeter) is a fantastic place to invest and there are plenty of deals that cash flow, you just gotta be looking in the right places and be ready to buy when you find them.
