I currently manage my own Licensed Design Firm in Illinois (Pavlovcik Architecture Inc.) which has specialized in residential construction (New construction and remodeling) over the past 6 years.

All the subs will do a Pre-Architectural meeting to help our architect understand how to simplify and streamline the process.

Anyone can buy property, buying it at the right price, understanding the zoning to determine the proper size of home for the market, demonstrating the home sale price is inline with the market, who will be selling the home, and then having the liquidity to provide equity and carry in the event the home does not sell.While your group has a strong team on the build side, is it as good with real estate brokers (to assess acquisition price, location, zoning, etc), architectural team, title company relationships, lenders and equity (friends, family, or themselves) to put together the deal.  

You can't upgrade it (like with dual pane vinyl instead of single-pane wood sash) and a lot the stuff you need to pull permits for needs to get architectural OK. 

If you're looking to purchase the property, it is highly recommended that you make it a contingency that the basement is finished, and the second-floor addition is completed per the architectural/GC's plans before escrow can close. 

I plan to stay at my job at least through the rest of the year and will hopefully have my CPA license by then, but what I should do after that is something that I am constantly going back forth on.I have had a strong interest and love for real estate and architecture for as long as I can remember.

Some of the processes for easy permits can be done on line by contractors as long as the work doesn't require architectural drawings.
