I may shy away from this strategy, though I can see it being useful in order to acquire a property.I should probably focus on my 7 bedroom house and ensuring my finances are stable before tackling anything else too crazy.

Truth be told all sorts of posters here have tackled plumbing, electrical and even sold their own home and have gone around the folks who do this for a living.

I would not want to tackle that as a first project, and I know how to do the remodeling work.

I've had tenants leave ranges so dirty with grease it was simply easier to get replace them rather than attempt to tackle cleaning them.And you haven't lived until you've had to defrost frozen roaches out of a freezer.Gail

We have done this over the last years with many foreign investors and they seem to appreciate this way of tackling the US real estate market.
