if it is serious I have a couple of questions for you 1) what is the last syndication that you have seen that did not project a majority of the return from value increase?  

I realize this comes with the STR business but if I'm going to continue to use VRBO I need to find away to attract the "good" guests and minimize the bad ones.

Further, BPOs and appraisals show the properties have increased 50 to 60% in value during the last 3 years.

The irony is that this might actually attract more unscrupulous out of state investors. 

What is great about teak is wild teak is drastically diminishing while the demand is increasing.

Banks, particularly smaller banks who provide real estate loans are increasingly focused on their borrowers maintaining depository relationships.

(They have other properties throughout the area listed as "approximate location" and not just this one, but most are listed as "location" with development name, street name or near an attraction.) 

I am hopeful they will want to work with me to get things repaired and updated to validate appropriate rent increases.
