The reason you have to obtain this special type of financing is because the tax code provisions (IRC 4975) do not allow you to personally guarantee debt that your IRA or Solo 401k takes on. 2) It was referenced above UBIT, which is a special tax on the portion of the after expenses and depreciation, that is attributed to the debt financed percentage of the property.

@Logan Berry, a quit claim deed doesn't make something "worthless".A quit claim deed transfers any rights to a property that one person has to another person but makes NO guarantees about what rights that person had to begin with or even that they had rights.

For anyone that hasn't used Doorvest, it's a simple website where you put a $1000 deposit and they send you curated list of houses they buy that need renovation, renovate, and then tell you a final purchase price along with guaranteeing things such as first year rent will be 100% covered by them even if they don't find tenants.
