The story is long and not enough space.

Personally for our company, since we entered the 1st lien space a few years ago, product availability with 2nd liens isn't a huge issue.

I’d love to hear from anyone with experience in this space—success stories, lessons learned, or even things to watch out for.

In general they will add the ADU only if it is existing living space such as workshop, bunk house, office, etc.

I had arguably 1,400 sq ft of crawl space incapsulated with the dehumidifier for $6,000. 

It would be a shame if the offending neighbors got woken up at night by loud music coming from speakers held under their floor.

I am planning to convert the living room in the property to bedrooms and want to use the garage as common space (have a pool table or a Foosball table, a couch etc).

The Real Estate business in general can be learned by meeting and having a local 'mentor' walk you through things...classes, seminars, and the like are great "motivators" and open your eyes to new ways to do things, give you energy and connect you to others in the space.
