When you say business card, what you really mean is paper weight.

Proforma numbers are generally pure pipe dream, so figure out the real numbers based on what they give you.

You need more education based on the fact that you believe a $100K property can cash flow $1000/month, that is a pipe dream. 

Real estate has always been my dream and i am very eager to hear about various strategies that are used on a daily basis.

But for now I am just dreaming.

Now hoping this dream will start becoming a reality. :) Love the idea of learning from those who have done this, and actively testing out what I learn. 

But be sure to weight all factors before doing so, in many cases you will do much better but keeping your 401k funds invested and using other sources for funding your personal investments. 

My goal is to pick up at least one property a year while I'm still working full time and then hopefully I won't have to "work" full time, I can live my dream of fixing and holding houses.

I know I need to make some changes I'm focusing more on how to help investors, how to help people achieve their dream of retiring. 

Asset managers take that into consideration and give it a lot of weight in deciding which offer to take.
