I would also check the job diversity of the city and how diverse the industries are for a little more stability overall.

The culture and core value fit is so important.

Again no calendar, probably no training.Ask how much the training costs.....it's ok to pay for training, but you want to have an idea of the culture of the company....probably a combination of free and paid is a good option.   

We focus mainly in the midwest and SE with our investments where there are landlord friendly legislation, low taxes, economic stability/diversity, population growth, reasonable home prices that allow for cash flow but still have appreciation. 

The best areas where you can still find good deals in Tampa.The first is University Square, high in diversity low in cost of living, and it is ideal for new families and young students that are just getting started.

That being said, diversity isn't a bad thing.I'm also a believer of buying something to keep it...

I am sure that every landlord on this post has experienced damage to their homes by people of every economic, racial and cultural background. 

In Texas it is not uncommon to have diversity between developments relatively nearby. 

Those migrating from expensive cities such as New York, San Francisco, Seattle, etc will still probably desire all the amenities of a major city and seek to relocate to a smaller city that still has major sports teams, great food culture, transit options etc.
