I was wondering if there is any generic formula you plug in your investments to see whether they are worth the return? I am assuming you would compare everything to a risk-free type investment like a CD or Sa...

Sure there have been spots, but over the long haul it's barely done 4%/year, less in many cases.

Your deal has to account for the condition of these at the bare minimum because they are the hardest to find and the hardest to fix if they're bad.

if i try to flip it, i would barely make my money back if you consider the closing costs that were involved. don't even get me started on the fines i've already incurred and the lifestyle i've had to endure while basically living out of a suitcase, trying to get these rehabs done.

Fortunately one of them wanted the house and qualified (barely).
