When you say, "I'm using the ENEMY method, AirDNA, Mashvisor, Revedy, and Pricelabs for comps and analysis" this tells me that you are relying on posts, advice, algorithms, and other people to set you up for your first property.

Don't get caught up in analysis paralysis as we all can over analyze markets forever. 

It takes a little bit of detective work, because the estates are at different stages when they are finally published.

The AI will handle contract management, offer analysis, sending out offers, contacting title, setting up home walkthroughs, etc.

At this stage in my investing career I don't buy things that don't cash flow, so if the fixer upper is going to bleed cash until it's fixed, I wouldn't invest in it. 

Hello Davin, i would not recommend you spend the extra money on a financial advisor at this stage.

I watched Dave Meyer's Market Intelligence Workshop on Demystifying Deal Analysis and found it very informative but I cannot find the TRI deep dive Excel spreadsheet.
