I've had doors kicked in, drug trafficking, a beaten tenant, $400 leaky faucet repair bills, etc etc..... and that was with a good property, in a good area, with a good property manager....No matter what is said on any forums, for now, I've narrowed my view down to this......My wealth needs to come from about 50% stocks and 50% REI. 

Water bill for the month is $100.Unit 1: ($100 * 1/2) * (2 tenants / 5 tenants) + ($100 * 1/2) * (1000 sqft / 1500 sqft) = $63.33Unit 2: ($100 * 1/2) * (3 tenants / 5 tenants) + ($100 * 1/2) * (500 sqft / 1500 sqft) = $36.67This third method is much more complex to do, but a simple Excel spreadsheet can help alleviate the headache of doing this monthly.There are other ones you can do, like bathroom total ratios, dishwasher vs no dishwasher / washing machine vs no washing machine if the units differ.In the end, you recoup the full cost of the utility bills and bill it as rent + Utility usage (variable) (Check with local landlord laws to determine if you are able to do this).

We also hired a retired police officer to harass drug dealers.

The city attorney's office seized the property from the landlord due to the 16 outstanding orders of abatement on the property. 3 occupied, 1 vacant and 4 "guest rooms" in the basement that was overrun by druggies, drug dealers, bike thieves, etc.The 3 occupied units upstairs were vacated through several different strategies and one case of dumb luck on our part.Only one person in the basement claimed tenancy with a lease.

Drug possession to be exact.

It seems like most of the crime here is related to drugs and gangs here.  

The tenant in one of our properties has been calling us lately complaining about drug dealers on her block.

I've suggested many options to help with paying the credit cards back including taking out a loan on his employer 401k which is at a much more favorable rate and would alleviate some of that pressure.  

My companies main strategy is wholesaling, but we do buy n' holds in the DMV mostly & turn them into assisted living & drug rehab centers.
