We also have an ordinance the requires all rental properties to be registered with the city, but I would say at best a quarter of the rental houses are registered.

Yeah i write into the leases that tenants will pay 1/2 of quarterly water bill mailed to them by landlord.

Most tenants can't afford this in one giant lump sum payment so I bill them quarterly based on water consumption.

I recommend all limited partners in a syndication do full due diligence on the property, sponsor, and the market before investing and then once invested, carefully review your quarterly or monthly reports to make sure everything is on track. 

@Theresa HarrisThere are suppose to be quarterly meeting but ends up being once a year.

My rentals are 2 hours away so I make a weekend trip once a quarter to go knock out a bunch of ticky tacky stuff. 

I also paid an interest rate a quarter of a point higher then I should have.
